Project Overview
Client: Citizens Theatre
Lead Inspector: Christopher Smalley
Survey Undertaken By: Evertaut Ltd
Inspection Date: 11th May 2026
Location: Glasgow
Scope: Comprehensive annual inspection of the Stalls, Lower Circle and Upper Circle of Citizens Theatre.
Introduction
As part of its commitment to maintaining an exceptional audience experience, the Citizens Theatre commissioned a detailed annual survey of its auditorium seating. The objective is to provide a clear, evidence based understanding of seating condition, support long term maintenance planning and ensure that the venue continues to deliver the highest standards of comfort, safety and presentation.
Inspection Methodology
The survey combined a systematic visual and physical assessment of every seating position within the auditorium, comprising of 642 seats throughout the venue. Each seat was individually examined against 18 structural, operational, cosmetic and safety-related criteria, including fixing integrity, upholstery condition, seat operation, frame stability, movement tolerances and the presence of any sharp edges or protrusions. In addition, a further eight inspection points were assessed within each seating area.
Findings were recorded by area, row and seat number, creating a fully traceable condition record and enabling maintenance priorities to be identified with precision. The resulting scoring system provides the theatre with a practical framework for planning remedial works and budgeting for future maintenance.
The survey is intended as an independent snapshot of seating performance at the time of inspection. By considering factors such as installation age, usage levels and maintenance history, the process delivers balanced, evidence-based recommendations that support informed decision making and long term asset management.
In total, the survey encompassed 11,556 individual inspection points, creating a detailed snapshot of the condition and performance of the theatre’s seating assets.
Findings
No Priority 2 or serious safety related defects were identified anywhere within the venue. The Stalls and Lower Circle demonstrated sound operational performance, with observations largely confined to routine maintenance items, minor cosmetic wear and isolated adjustments consistent with a well used, high traffic theatre environment.
The Upper Circle, comprising of bespoke seating, performed exceptionally well, with only a single cleaning related observation recorded across all 118 seats.
Across all areas, the survey confirmed high standards of cleanliness, excellent stitching and upholstery workmanship, secure row and seat identification, and the absence of sharp edges or protrusions.
Value to the Client
The annual survey provides the Citizens Theatre with a practical maintenance roadmap, enabling resources to be directed efficiently and ensuring that minor issues are addressed before they develop into more significant concerns. By adopting a planned, preventative approach, the theatre is able to protect its investment while continuing to offer audiences a safe and comfortable environment.
Conclusion
The 2026 inspection reaffirmed that the seating throughout the Citizens Theatre remains in good overall operational condition and continues to support the venue’s outstanding reputation. The success of the survey programme demonstrates the importance of regular, methodical inspections in preserving both the functionality and heritage of one of the UK’s most distinctive cultural venues.
